What is Guideline Value in Tamil Nadu?
Guideline Value is the minimum value fixed by the Tamil Nadu Registration Department for a property in a specific area. Stamp Duty and Registration Fee are calculated based on this value, not your sale deed value if it’s lower. Sometimes for the purpose of obtaining loan for the higher value of the property is also permissible but lower than the guideline value is not permitted.

Property Registration Charges in Tamil Nadu 2026 - தமிà®´்நாட்டில் சொத்து பதிவு கட்டணம் 2026:
- Stamp Duty for Conveyance (sale) 7% of Guideline Value.
- Registration Fee 2% of Guideline Value (1% for Women buyers in some areas, subject to value of the property i-e below 10 lakhs.
- Stamp duty for Agreement to sale ₹200.
- Registration Fee for Agreement to sale 1% on the money advanced.
- Stamp duty for Settlement between family members 1% on the market value of the property or subject to a maximum of 40000.
- Registration Fee for Settlement 1% on the market value of the property or subject to a maximum of 10000.
- Other than family members Stamp duty 7% on the market value of the property and Registration Fee 2% on the Market Value.
- Computer Charges ₹10 to ₹100 (based on pages).
- Encumbrance Certificate (EC) Fee ₹30 per year.
- Lawyer/Documentation ₹5,000 to ₹20,000 etc.
